Halloween in Basking Ridge
Halloween is just around the corner! Who doesn’t love to trick or treat, or decorate their home or dress up in costume! Spooky or cute, the kids have a blast!
Basking Ridge has several activities planned during this month. From crafts at the library to pumpkin rolling and trick or treating sponsored by local businesses it shouldn’t be hard to find something to do. Follows is a schedule of events:
Saturday, October 24th – 1:00-4:00 Safe Trick or Treat in downtown Basking Ridge. Sponsored by the Chamber of Commerce, children are invited to come trick or treating for treats given out by local businesses and merchants.
Saturday, October 24th – 1:00-3:00 Drop-in crafts at the Bernards Township library. Children must be accompanied by an adult but no registration is required. Children of all ages are welcome.
Saturday, October 24th – at 1:00 The Bernards Township Recreation Department has many fun activities scheduled at the Oak Street School field on Henry Street. Pumpkin rolling races, crafts and other ghoulish activities. Come for tricks after you get your treats!
Monday, October 26th 7:00-7:45 Midnight at Normandy at the Library; Children ages 5-12 are invited for an evening with Piccirillo Sciencetelling. Tickets are a must – contact the library for more information.

Liberty Corner 4 Miler in Basking Ridge
This weekend, on Sunday, NJ Adventure Boot Camp is sponsoring the tenth annual Liberty Corner 4 Miler in Basking Ridge. I wish I could say I’d be running, but I am working instead! (Visit my open house at 64 Dogwood Terrace in Millington!)
The race benefits the Adult Day Center of the Visiting Nurse Association of Somerset Hills. I love races that benefit local organizations! If you want to run, registration starts at 8:00 am at Harry Dunham Park; the race starts at 9:30.

The Buying Trend Continues

Consumers are busy buying houses, according to the National Association of Realtors (NAR), which announced this week that its Pending Home Sales Index rose 6.4 percent in August to its highest level since March 2007. The uptick in pending home sales marked the seventh consecutive monthly increase, the longest in the series of the index which began in 2001.
A forward-looking indicator based on contracts signed to purchase a home, the Pending Home Sales Index in the Northeast jumped 8.2 percent from July and is 12 percent higher than August 2008.
Conditions remain ideal for purchasing a home. Freddie Mac’s Primary Mortgage Market Survey showed that rates on 30-year fixed-rate mortgages are averaging less than 5 percent and nearing the all-time low set in March. In addition, first-time buyers still have a few weeks to get under contract in time to take advantage of the $8,000 buyer tax credit.

With 24 going under contract in the last 30 days, Basking Ridge market absorption jumped up to just over 8 months a good example of why it doesn’t always make sense to look at this metric every week; it’s the trends that are most important.

Basking Ridge Market Activity – Absorption Rate
It’s Friday! I will be posting what’s under contract and what’s new to the market, but first I wanted to share my most recent analysis of market absorption. Current inventory in Basking Ridge has dipped below 200 properties. There are currently 194 available listings (14 are noted as being in attorney review). Market absorption is defined as the rate at which current inventory will be sold based on the number of buyers in the last thirty days. A normal market (favoring neither buyers nor sellers) is between 5 and 6 months. A buyers market is anything over 6 months of inventory and a sellers market is anything under 5 months of inventory. I looked at Basking Ridge overall, Basking Ridge town houses over all and Basking Ridge town houses between $500,000 and $800,000. In all three cases, market absorption is between 7 and 8 months. These are really great numbers – the market is still favoring buyers somewhat, and I think there are some really great deals out there. But, while buyers are still favored, I am seeing properties close closer to their asking prices, so sellers are not in such bad shape either! See below for details.
