April Market Activity
This past week was fabulous for real estate sales. According to the National Association of Realtors (NAR), sales of existing homes rose 6.8 percent in March and were 16.1 percent above the sales pace in March 2009.
NAR Chief Economist Lawrence Yun is encouraged to see a broad recovery in home sales. Two important trends he notes are that “sales have been above year-ago levels for nine straight months, and inventory has trended down from year-ago levels for 20 months running.”
In addition, the Commerce Department announced that sales of new homes surged 27 percent last month, well exceeding expectations. In fact, March was the strongest month since last July, and saw the largest monthly increase in 47 years.
It is clearly a great time to purchase a home, and there is still a small window of opportunityto take advantage not only of the boisterous market, but also a federal homebuyer tax credit. In order to claim the $8,000 tax credit for first-time buyers or the $6,500 tax credit for repeat buyers, one needs to enter a binding contract to purchase a home by April 30, and close the transaction by June 30.
There have been 47 contract sales in Basking Ridge since April 1st (compared to 30 for the same time period last year). The following properties have closed so far this month:

Underground Storage Tanks
Yup, the topic has come up yet again. And again. I am mentoring a new agent in the office - she wrote her first contract not too long ago. During attorney review, her buyer asked that the seller remove the decommissioned underground storage tank. ALL buyers ask for this to be done – it’s a no-brainer. But, because of the nature of this particular negotiation, and the perceived discount that this seller gave this buyer, both parties dug their feet in and the deal fell apart. The seller was still getting used to the idea of selling their home for less than they had anticipated and wasn’t prepared to spend additional money to get the house sold. The second scenario has a happier ending – a potential buyer for one of my listings presented an offer for one of my listings and offered to let the seller leave the tank in the ground as long as they could get insurance. I had already prepped my seller client that they would probably have to pull the tank, so when we found a buyer that wasn’t concerned about it, we were thrilled. Then along came the attorney… and the calls to the insurance companies… and while you can get insurance, it is not without stipulations. After lots of discussions and a good night’s sleep, my seller clients agreed to have the tank removed. I’ve written about this before and I updated it this morning on my Bernardsville blog. Basking Ridge Market activity – NAR info too
According to the National Association of Realtors, the Pending Home Sales Index, a forward-looking indicator based on contracts signed in February, rose 8.2 percent from January. The index remains 17.3 percent higher than it was in February 2009.
“The rise in buyer contract activity may signal the early stages of a second surge of home sales this spring,” said Lawrence Yun, NAR chief economist. “Anecdotally, we’re hearing about a rise of activity in recent weeks with ongoing reports of multiple offers in more markets, so the March data could demonstrate additional improvement from buyers responding to the tax credit.”
Here in Basking Ridge, there have been nine contract sales since April 1st, and 21 new listings (price range $238,000 to $1,600,000). Four properties have closed so far this month:

Buying a home is one of the biggest decisions an individual can make, so it is understandable that someone considering a home purchase may take their time to avoid rushing into such a large financial commitment. - Interest rates might rise. The government will soon put an end to its efforts to keep mortgage rates at historic lows, and it is expected that rates will rise. When they do, monthly mortgage payments will be higher for those who wait.
- Homes may be less affordable. Home price affordability is at its most optimal level in decades. Those who wait to buy will likely pay more for the home they purchase than what that same home would cost now, meaning not only a higher price, but less appreciation.
