New Listing – Lord Stirling Village
There is some exciting springtime activity going on here in Basking Ridge! The market has absolutely picked up – absorption rates are hovering under 5 months, with less than 3 months in the lower-priced condo market.
I listed 14 Village Drive in Lord Stirling Village last week. This unit is bright and sunny, with many rooms freshly painted and an updated kitchen! Features include cherry cabinets, tile backsplash, neutral bathrooms, vaulted ceilings, skylights and recessed lighting. Market Activity
As I had predicted we are seeing an increase in new listings – finally, given that the weather has been better! There have been 20 new listings here in Basking Ridge since April 1st and five contract sales in the same time period. Absorption rate – an indicator of market activity - has fallen under 4 months to 3.8 months of inventory (179 total listings and 47 contract sales in the last 30 days. Basking Ridge is inching into a seller’s market! But – given buyer activity and conversations I am still having with buyers and sellers, it’s the odd transaction here in town where the seller has the upper hand.

New Listings – Basking Ridge Real Estate activity
It’s been a busy week – and it’s only Wednesday! On Sunday, I listed 384 Penns Way in Society Hill, Basking Ridge.
This is sure to be a great deal for someone! It needs some work – it is tenant occupied, it needs new carpet and some paint… plus some other handy-man type projects. It’s a short sale – so you need to be flexible on closing. But, I know we can make it happen!! Call me with questions.
I am also listing a colonial in Bernardsville – 100 Old Army Road – a charming home with an updated kitchen, a cozy breakfast area, a great deck and lots of other features. That one will be active and available this weekend.
The market is certainly starting to pick up – there are buyers out there — there was a new listing here in town this week, I showed it on Tuesday… you would have thought they were giving it away there were so many people waiting in line to get in for showings. I predict that it will sell over asking. It’s in great shape on a cul-de-sac and the price is JUST RIGHT. Perfect pricing generates lots of interest. It makes so much more sense to price it right than to price it just a little high to see what happens.

You heard it here first! 353 Penns Way in Basking Ridge will be on the market later tonight with photos available tomorrow afternoon. This model 600 unit (the largest three bedroom with a sun room) is being offered at $310,000.

Basking Ridge Real Estate – update
Greetings friends – I know I’ve been quiet – but it’s not because I’ve not been busy. I’m working on getting two listings under contract, getting some of my current listings repositioned in the market and I’ve been adding listings to my current inventory! Gerry and Judi have also been busy with several buyer clients who are looking to take advantage of these unbelievably low interest rates.
We also added a new baby to our family…. we adopted Rex on Saturday, so I will admit that I did take some time off this weekend and enjoyed some wonderful family time!
Halloween is coming up, so I will not be hosting an open house this Sunday – but next week 36 Kensington Road and 347 Lyons Road will most likely be hosted open. And on Monday, I will be listing 51 Liberty Road in Bernardsville for $419,000 and 204 Alexandria Way in Spring Ridge, Basking Ridge for $267,000.

Basking Ridge – New Listing
Today I had a good real estate day. My Basking Ridge Patch article was published – it’s been awhile since I’ve written a Patch article so I was glad to get this one up. It posted first thing this morning and by 9:00 I already had two emails from people who had seen it! The home page on my Basking Ridge Real Estate website was updated with recent sales information, I listed a house – 347 Lyons Road – and I am negotiating an offer on one of my listings. I can go to bed tonight knowing that it was a productive day!
347 Lyons Road listed today for $769,000. We had one showing already this evening and I had one phone call asking for more information. Looks like we are off to a good start!
And – I almost forgot – my listing at 36 Kensington Road, in Basking Ridge has had some major changes! They painted the living room a more neutral shade which brightened things up quite a bit! They also took up the black carpet with the cabbage rose pattern that went up the stairs and through the hallway. If I had a nickel for every Realtor who has recently said to me, “I can’t believe that house hasn’t sold yet”… well, I’d have a lot of nickels!
Basking Ridge Sales Activity, week of September 19th
There were three closed sales and three contract sales in Basking Ridge this week:

Contract sales included one town house in The Cedars which had been listed for $280,000, one bi-level in the Cedar Hill school section which had been listed for $649,900 and one colonial in the Mt. Airy Estates section which had been listed for $825,000.
There were five new listings – four of which are townhouses or condos in Spring Ridge (2), The Ridge and Hamilton Crest. The other is a single family home in the Oak Street school section which is a ranch listed for $429,000.
Inventory levels in Basking Ridge have climbed up over 9 months – this is one of the biggest jumps we’ve had in a while. We had been hovering between 5 and 6 months. I’m not concerned… yet.

Real Estate Happenings in Basking Ridge: New Listings – Price Adjustments – Open Houses
We’ve been busy here in Basking Ridge this week! I am happy to announce the following information:
36 Kensington Road has adjusted from $895,000 to $875,000! And they have painted the living room a nice neutral color – brightening things up a bit. If you considered this property once before and decided against it, you might want to come back. It will be hosted open on Sunday from 1:00-5:00.
58 Dyckman Place is a great house in a close-to-town location listed for $834,500. Four bedrooms, two and a half baths, updated and expanded kitchen/family room. The sellers have stripped wall paper and pulled up carpets – the basement was recently re-finished and the master bathroom has been updated. It will also be hosted open on Sunday from 1:00-5:00.
210 Irving Place is a first level condo in Society Hill. Two bedrooms, two bathrooms for $259,000. A great location close to the pool and the playground. Laminate floors, newer furnace and central air; six panel doors, updated appliances. A great first time home buyer opportunity – especially with interest rates so low! This home will also be hosted open on Sunday from 1:00-4:00.
There were only three sales here in town this week – one at just under $400,000, one at just under $600,000 and one at just over $1,500,000 – all price points represented! With 186 active listings and 26 contract sales in the last 30 days, Basking Ridge is currently at a 7.15 month absorption rate. This is higher than it’s been in quite some time - but is not unexpected given the time of year.
