10 Life Events That Drive People to Sell Their Home | What to Expect in 2025

If you’re wondering whether more homes will hit the market in 2025, you’re not alone. In recent years, many homeowners have been hesitant to sell, and we’ve all felt the imbalance in the housing market. However, it looks like things might finally be changing. As mortgage rates ease and life events unfold, inventory is predicted to inch up this year.

I’m Jen Blanchard with Berkshire Hathaway Home Services, Fox & Roach Realtors in Central New Jersey, and today, I want to talk about how life plays a significant role in the real estate market, especially when it comes to selling your home. One of the hallmarks of my business is making the market work for you when you are ready. Trying to time the market can be frustrating and often fruitless.

Here’s the truth: there are always reasons to move, and there are always people looking to buy and sell. Let’s dive into the 10 biggest life events that drive people to sell their homes—what I like to call the 10 D’s.

Death

Inheriting a home can be an overwhelming experience. Many families opt to sell the property instead of maintaining or renting it out. Whether due to the emotional burden or simply not wanting to handle the upkeep, selling is often the preferred choice.

Divorce

When couples separate, selling the family home is a common solution. Not only does it allow them to split assets, but it also gives both parties a fresh start. Divorce often requires significant financial and logistical decisions, and selling the home is an essential part of that process.

Diapers

This one’s a happy reason for moving! Growing families often need more space. Whether it’s upgrading from a small rented apartment to a single-family home or simply needing extra bedrooms for children, having a bigger space becomes essential for parents.

Diamonds

Engagements and marriages are major life events that lead people to look for a new home. Couples starting their journey together often seek a fresh start, wanting a place to build their lives and create memories in.

Degrees

Graduating from college, moving for a new job, or relocating after kids leave for college—education and career changes are often pivotal moments that trigger a move. Whether you’re following a new career opportunity or parents are looking to downsize once their kids are grown, education can spark a real estate decision.

Deployment

In a few different contexts, deployment forces people to sell their homes. Military families, corporate relocations, and job transfers can all cause homeowners to relocate. Whether moving to another state or abroad, these transitions often require a sale of the property.

Disaster

Unfortunately, disasters such as extreme weather events, fires, or even structural issues like a foundation problem, often prompt homeowners to sell their property. If the damage is too extensive or costly to repair, it may make more sense for homeowners to move on and sell

Desire

Sometimes, people just want to make a change. Whether it’s craving a different lifestyle, moving closer to family, or simply achieving the dream of a larger or more luxurious home, these desires often push people to move. A fresh start is always appealing.

Downsizing.

Empty nesters frequently find that their homes are too large for their needs. As children grow and move out, many parents decide to downsize—whether it’s for financial reasons, less upkeep, or just to embrace a simpler lifestyle.

Debt

Life happens, and unexpected financial hardship, job loss, or rising costs can sometimes force homeowners to sell their property. Financial struggles may require finding a more affordable living situation, and selling the home could provide the relief needed.

Why Life Events Matter More Than Market Trends

While mortgage rates and market trends are important, life events still remain the biggest driving factors for people selling their homes. As we head into 2025, it’s expected that more homeowners will finally make the move they’ve been putting off due to these life changes.
